Access Statement for The Creek House Introduction

The Creek House is a fantastic holiday home which suits families or groups of friends wanting high quality (5 star Gold ETB rating) self catering accommodation. It has been designed to be a sociable space to relax, whilst retaining enough separate areas so that you can find some peace and quiet whilst others in your party enjoy the garden, watch a movie or simply talk.

The Creek House has been fully refurbished to a high standard and now accommodates up to 12 guests. It has 5 bedrooms, 3 bath / shower rooms and a generous Sitting Room and Dining Kitchen.

There is ample parking, a large garden and fantastic first floor terrace, all with great views of Southwold.

  • The Creek House is easy to find - just off the A1095, which is the main route from the A12 at Blythburgh to Southwold. Drivers should look for a turning on the right hand side onto Gorse Road, just at the bottom of the gentle hill which descends through Reydon, and opposite the B1126 Wangford Road.

  • Most Satnav systems work fine with the postal address which is 9 Gorse Road, Reydon, Southwold, IP18 6NZ

  • For guests arriving by rail the nearest stations are Darsham and Halesworth. Taxis are available at both, and there are also Southwold based taxi firms. We recommend you pre- book to avoid delays and ensure that accessible vehicles are available.

    Key Collection, Welcome and Car Parking

  • Full details of how to obtain the key will be given to you in your booking confirmation letter. The key is available 24 hours a day so please don't worry about being late arriving.

  • The Creek House has a driveway with parking for 3 or 4 cars. The drive is hard surfaced and the main section in front of the Creek House is level. There is a gently sloping section to the right hand side.

  • From the drive there is a small (50mm) step up onto a covered porch area and there is good exterior lighting (on automatic sensors).

  • On-street parking is very limited.

Entrance to Property

  • The front door has a 710mm wide opening and there is a single 200mm step up from the porch area.

  • A moveable aluminium wheelchair ramp is available - please let us know in advance if you will require use of this so that it can be set up ready for your arrival.

  • Access to the rear of the Creek House is via a level concrete / slabbed path to the left hand side of the property or via 7 steps which lead up from the garden and graveled terrace. Both routes lead via a single (100mm) step to the deck outside the kitchen doors.

    Halls, Stairs, Landings, Passageways

  • The hall is in the centre of the Creek House and has doors off to the kitchen, 3 ground floor bedrooms, bathroom and wc. The hall has a tiled floor and there is level access to each room. The minimum width is 900mm. A straight flight of stairs (closed treads and handrail on the left hand side) leads to the first floor. The staircase is carpeted and there are 13 steps, each 200mm tall, and the staircase is 770mm wide at its narrowest point.

  • The first floor landing has a carpeted floor covering, and there is level access to the lounge, 2 bedrooms and a bathroom. It has windows to the front and rear elevations, and is 800mm wide at its narrowest point.

    Sitting Room/Lounge

  • The Sitting Room is at first floor level - the reason is obvious once you see the fantastic views of Southwold, the lighthouse and the marshes around Buss Creek.

  • The door from the landing has a 700mm opening and no step. Bi-fold doors lead from the Sitting Room onto the terrace and there is a maximum 2320mm opening and a 120mm step.

  • The Sitting Room has a white painted wooden floor with a large central rug, Seating is on two large sofas, two tub chairs and a low footstool / seat.

  • There is a wall mounted smart TV with Sky and a DVD player connected. There is a docking station for iPods with the older style connector.

  • Lighting is provided by 4 wall lights and a number of free standing and table lamps.

    Dining Room

  • The Creek House is all about having a fun and sociable time with your family and friends - we don't see why the cooks should be shut away from the rest of the party so we have created a large dining kitchen at the back of the house. The dining area has a free standing oak table with a bench to one side and eight chairs. There is 720mm clearance under the table.

  • The room also has a lounge area with a large L shaped sofa and a tub chair. There is a TV on the kitchen peninsula.

  • A pair of French doors and a single door (both with 150mm thresholds) leading to the external decking.


  • The kitchen is fitted with modern cream coloured units and has built in appliances. There are dark granite worktops. There are wall and floor units, all with good size handles.

  • There are matching Bosch ovens below the work surface, with pull down doors and handles that are 700mm above floor level. The hob is 900mm above floor level and has 5 gas burners. The extractor hood is 1700mm above the floor and has integral controls.

  • We know how frustrating it can be to have limited space for food and drink so there is a large Bosch fridge freezer that has a lower section with 3 freezer drawers (lowest one 300mm above floor height) and an upper fridge section that

has shelves and racking including vegetable storage (highest shelf approx 1750mm above floor).

  • The integrated dishwasher has a pull down door and there is an integrated washing machine.

  • The kettles are cordless and the tap includes a water filter for pure drinking water.

    Bedrooms and Sleeping Areas

  • The Creek House accommodates 12 guests in five bedrooms. There are 4 rooms with king-size beds, one with a pair of single beds which can be made into a kingsize bed and finally a room sleeping four with two single beds/kingsize and a set of bunk beds.

  • All bedrooms have level access and 700mm wide door openings. All are carpeted and have plenty of lighting, both wall / ceiling lights and bedside lamps.

  • The Master bedroom is at first floor level and has an en-suite bathroom with shower. It has bi-fold doors to the roof terrace (2300mm opening and a 120mm step), oak furniture and a TV.

  • Also on the first floor is a twin bedded room and a family bathroom.

  • The remaining bedrooms are on the ground floor and include a large bedroom with king size bed that has good access to both sides. The second king-size room is smaller and has restricted access around the bed. The four bed room has good access.

Bathrooms, Shower-rooms and Toilets

  • the Creek House has a total of four bathrooms.

  • On the ground floor is a family shower room / toilet with tiled walls and floor. There is a 200mm step up to the shower cubicle that measures 1370 x 730mm and has an adjustable shower riser. The washbasin is 850mm from the floor and the toilet seat is 420mm above floor height.

  • The door to the bathroom has a 630mm opening, and whilst access is level you should note that there is a 90-degree turn in the approach from the hall.

  • Adjacent to the family shower room is an additional shower room which has a seat 420mm above the floor. There is a small hand washbasin. Access is level, via a 630mm wide door opening directly off the hall.

  • The first floor Master bedroom has an en-suite bathroom with tied walls and vinyl flooring. It has a 1750 x 700mm (external dimensions) bath with a shower over (adjustable riser), vanity unit with washbasin (820mm above floor) and the toilet has a seat 420mm above floor level. There is level access via a 630mm wide door opening.

  • Also at first floor level is a family bathroom with tiled walls and vinyl floor covering. It is equipped with a 1750 x 700mm bath (external dimensions) that has a mixer tap and shower handset. The washbasin is in a vanity unit (820mm above floor) and wc (seat 420mm above floor height).

    Laundry/Utility Room

• The laundry room is located of one of the ground floor bedrooms and has a tumble dryer, ironing board and iron of the convenience of guests. The washing machine is in the kitchen.

  • The garden is a real feature of the Creek House - it is 60m long and laid mostly to lawn. The garden slopes gently away from the house and has views over the marshes and Buss Creek to Southwold. There are a number of mature trees, shrubs and flower borders.

  • There are 3 external seating areas; at first floor level is the balcony that is accessed from the Sitting Room and the master bedroom. It has a tiled floor and moveable outside seating including sofas and chairs (all with 350mm seat heights), and 2 sun-beds. With its glass and stainless steel balustrading providing shelter from the breeze this really is a perfect place to enjoy a glass of wine in the evenings.

  • Just outside the kitchen doors is a secluded deck area with further exterior seating (450mm seat heights) and the same glass and stainless steel balustrading. There are single and double doors leading from the kitchen onto this area, each with 150mm steps.

  • A flight of 7 steps lead down to the garden and the large graveled terrace that has a large wooden table and chairs. There is a free-standing charcoal BBQ.

  • The Creek House has free Wi-Fi for your convenience, along with Sky TV

  • We can help you arrange caterers or other service providers - please call us and we will try to assist you.

  • Southwold generally has good mobile phone coverage

  • The Creek House is decorated in mostly neutral colours and all doors are natural oak. Door handles and levers (not knobs) and the bathroom taps have crosshead handles.
